Parking and Access Through Barrier


Each flat is allocated two parking permits only.

Permits are required for parking in the gated area by the garages and any area beyond the white line towards the newer build flats on the estate.  If the spaces near your property are occupied, there is additional parking to the right of flats 76-81 and to the left at the top end of the estate past flats 94-99.

If you require a parking permit please contact Shelagh at no.53 Jebb Avenue between the hours of 19:00 and 21:00 on Monday, Wednesday and Friday or 08.00 - 10.00 on Saturdays. You will need to bring with you, proof of name and address.

If you are moving out or leaving the estate, please ensure that you return parking permits to Shelagh or post them though the letterbox at no.90a Jebb Avenue, with details of the flat number and car registration. If you are leaving a rental property please leave the permits for the next tenants.

Please ensure any guests are aware of the parking restrictions as JAMC are not responsible for any tickets on non permitted vehicles on the estate grounds. Regular checks on permits are made 24hrs a day by a third party company and any issues should be raised directly with them. Their details are clearly marked on signs around all the parking areas.

If your vehicle is currently off the road you must display a photocopy of the SORN and a valid permit at all times.

The barriers at the entrance to the prison are controlled by the prison, residents and visitors should press the buzzer and state the number of the flat that you are going to.

When one barrier is raised there is no barrier attendant at the prison and vehicles should use the open side for access.

Communal Areas

The communal areas are cleaned regularly, please make sure that they are kept free from all obstacles including all bikes and rubbish.

Please ensure that main front doors are not left on the latch.

Please report any broken lights or damage to info@jamc.co.uk.

There will be a cleaning / gardening rota on each block indicating the date of the last clean and date of next clean as well as the next scheduled mowing of the lawn.



Rubbish, Recycling and Waste

DO NOT DUMP RUBBISH ON THE ESTATE

Only domestic household waste from residents of Jebb Avenue is to be placed in any of the collection facilities on the estate.  Any household appliances, mattresses or bulky waste that cannot fit into the bins must be removed by residents or collected by the council for a small fee.  The council waste removal number is 020 3142 8506 or http://www.londonreuse.com. Any residents caught dumping waste will have the cost of removal and administration added to their service charge bill (this will be considerably more than the council charges)

There are ample rubbish facilities provided on the estate, please ensure that these are used for all domestic waste.  The bins are contained in sheds with two sliding doors on either side and are located:

At the top and bottom of the garage and car park area behind the older build flats.
Opposite flats 88-93
Opposite flats 76-81

There are recycling facilities for glass, plastic, paper, card etc.
These should be put into the green recycling bins that are located near flats 76-81 just behind the domestic waste bin shed.

There are further recycling facilities for small electrical items, clothes an other items, these are located at the main Brixton Hill road entrance to Jebb Avenue.

Compost

There is a compost bin located in the carpark area to the right of flats 76-81 for any organic waste.

Please do not leave rubbish of any description in the communal hallways these must be kept clear at all times.


Gardens

There are 3 grassed garden areas all of which are available for use by all residents of Jebb Avenue no matter where abouts on the estate they live.

The largest of these is behind the newer build flats 76-99 and can be accessed via the gap between flats 88-93 and 94-99 and is nearly 100m long, there is a small area of grass behind flats 60-67 and finally a lawn by the pedestrian gate to Brixton Hill.

Dogs should be kept on a leash at all times and should not be allowed to foul anywhere on the estate.

Secure Gate To Brixton Hill & Keys

PLEASE ALWAYS SHUT THE GATE BEHIND YOU.

There is a security key lock on the gated pedestrian access from the Jebb Avenue Estate onto Brixton Hill, this is located just beyond flats 94-99 at the top end of the estate.

Keys for this gate cannot be copied and can only be obtained from Fortress Locks at 107 Brixton Hill with a letter from the management company.  The cost of these keys being cut is the responsibility of the resident not the management company (they are approximately £13 per key).

This gate provides secure access and consequently security to all property on the estate as well as it residents.  For your security and that of other residents on the estate, please ensure that this gate remains securely shut.

Due to extensive use, the lock may occasionally become stuck or broken, if you notice that this is the case please email info@jamc.co.uk and we will endeavor to get it repaired as soon as possible.

Please note that the fencing and frame around the gate are coated in anti climb paint that is re applied at regular intervals, this is designed to deter non residents from climbing over into the estate. This paint will stick to clothing and skin and is very difficult to remove.
